Commercial Asbestos Questions
Which Asbestos Survey Do I Need?
The asbestos survey you need depends on the building’s use and proposed work. For occupied Derby premises, a management survey informs asbestos precautions during everyday use and foreseeable maintenance. Refurbishment or demolition work needs an intrusive survey of the affected scope.
Share the planned work and existing report so the type and coverage can be checked before booking.
Is A Management Survey The Same As A Register?
A management survey supplies evidence for an asbestos register, but the register is the working record that must be kept current. It should track identified and presumed materials, their condition and location. Later inspections, removal and changes to the building need to be reflected in the register and the wider management plan.
Can Staff Stay During A Management Survey?
Staff can often remain during parts of a management survey, depending on the inspection, sampling methods and risk assessment. Certain rooms or tasks may need temporary isolation. The site arrangements should be agreed before attendance.
Let the surveyor know about public access, vulnerable occupants and any processes that cannot be interrupted.
Can A Refurbishment Survey Cover One Room?
A refurbishment survey can cover one room or a defined work area when that matches the project. The scope still needs to follow every affected construction layer and service route. Work extending beyond the surveyed boundary must be reviewed.
Describe the actual alterations rather than requesting a room survey without a specification.
Must The Building Be Empty For A Demolition Survey?
A demolition survey requires the area being investigated to be vacated because intrusive inspection can disturb asbestos. The safety arrangements depend on the site and the planned access. Occupied adjacent areas need suitable separation.
Agree a formal survey boundary, isolation plan and reoccupation arrangements with the surveyor before attendance.
Can You Identify Asbestos From A Photograph?
Asbestos cannot reliably be identified from a photograph. A picture may help explain the location and condition for an enquiry, but analysis of a safely collected representative sample is needed to determine whether it contains asbestos. Do not scrape or break a material to get a better picture or prepare a sample yourself.
Is Asbestos Testing The Same As Air Testing?
Asbestos material testing examines a sample of a product to establish whether it contains asbestos. Air testing measures airborne fibre concentrations under defined sampling conditions. The two answer different questions.
Neither replaces a suitable building survey where the planned works could disturb unidentified materials across a wider area or inside the construction.
Does A Negative Sample Clear The Whole Building?
A negative asbestos sample does not clear the whole building. It applies to the submitted material and the laboratory examination, rather than every similar-looking product or hidden layer. Check whether sampling was representative and whether a survey is required for the wider work.
Keep the location and sampling limitations with the result.
Does All Asbestos Need To Be Removed?
Asbestos does not always need to be removed. Material in good condition that is unlikely to be disturbed may be managed in place under suitable controls. Damaged material or planned intrusive work can change that decision.
Use the survey, condition assessment and proposed activity to decide whether management, repair or removal is appropriate.
Does Asbestos Removal Always Need A Licence?
Asbestos removal does not always need a licence, but higher-risk work must be undertaken by an HSE-licensed contractor. Some non-licensed work is still notifiable and has extra requirements. The classification depends on the material, its condition and how the task will be carried out.
Ask the contractor to explain the assessment in writing.
Is Clearance Just An Asbestos Air Test?
Asbestos clearance is more than an air test where the formal staged procedure applies. It includes checks of the work area, a detailed visual inspection, air testing and a final assessment after enclosure removal. Agree the required procedure and independent analyst’s role before removal starts so the programme includes every relevant stage.
How Often Should The Management Plan Be Reviewed?
An asbestos management plan should be reviewed every 12 months or sooner if needed, according to HSE duty-to-manage guidance. Relevant changes include damaged material, refurbishment, altered building use or different responsibilities. Material condition checks should follow the risk assessment and plan.
A fixed review date does not replace responding to a change when it occurs.
Does An Asbestos Survey Expire?
An asbestos survey does not have a universal expiry date. Its usefulness depends on the scope, access limitations and changes to materials or the building. Condition monitoring and management-plan reviews still matter.
Before new intrusive work, check whether the original survey actually covers the areas and construction layers that will be disturbed.
